It's happening at Helderfontein Estate!
As most visitors are spellbound by Helderfontein Estate's natural splendour, it is easy to miss the construction and progress that has been taking place over the last couple of months. Even to our "regulars" it may come as a complete shock to realise that many landowners have commenced, and some almost completed, their dream homes within the estate. Property market has started to turn
After a nearly four year slump that commenced with the financial crisis of 2008, segments of the residential property market are starting to show signs of recovery.
In fact, there were already early warning signs of a recovery in certain segments of the residential property market in 2011. For example, the number and value of building plans approved towards the end of last year was well up on the previous year. So, too, was the number of new residential units completed. While the majority of these units were in the affordable segment of the market, our experience also shows a steady drift by buyers towards secure, lifestyle estates.
Plans approved for residential development up 2,2% in the third quarter of 2011 over the same quarter in 2010. Completion of new residential units countrywide increased 6,9% in the third quarter of 2011, with Gauteng – underlining its dominance as the economic engine of the sub-continent – accounting for a disproportionate amount of these units.
There is no doubt that the four year slump in the residential market was aggravated by the 2008 financial crisis and the subsequent tightening in lending policies by the banks. Many consumers still suffer from adverse credit ratings which throttles their access to the credit markets, but there are signs that the banks are relaxing their lending criteria which should allow for a modest increase in mortgage lending growth in 2012.

Save money and reduce your carbon output

Waterfall Valley kicks into high gear
The 244-stand Waterfall Valley Mature Lifestyle Community, situated within the prestigious Waterfall community of developments between Sandton and Kyalami, is being readied for its first occupants by mid-2012.
More than 65 houses are now under construction, while a total of 81 houses are designed. Century Property Development sales executive, Dan Brown, says the estate is expected to sell out even faster than its sister development, Waterfall Hills, which was similarly targeted a the mature lifestyle market. “We sold out Waterfall Hills in 18 months in the teeth of the property recession, and all indications are that we will match or even beat that performance at Waterfall Valley,” he says. “We were particularly encouraged by the high rate of sales in January 2012, which leads us to believe there is a definite turn in the property market.”

Return of Century Racing's Dakar heroes
Mark Corbett (CEO of Century Property Developments) and Francois Jordaan were greeted by hundreds of supporters and several news crews as they arrived back at Johannesburg's OR Tambo Airport on 17 January from their successful completion of the 2012 Dakar Rally in South America.
The Century Racing Team achieved a remarkable 24th placing overall, and second in class.

The 2012 Dakar Rally started in the Argentine seaside resort of Mar del Plata on the Atlantic coast of South America on January 1 and finished almost 9 000 km later in the Peruvian capital Lima on the Pacific coast on January 15. The rally comprised five racing special stages in Argentina, a crossing of the Andes Mountains, five stages in Chile (including a crossing of the Atacama Desert) before a rest day on January 8 in the Chilean town of Copiapo. Then, for the first time, the rally entered Peru for four stages and a ceremonial finish.

“Mark Corbett pulled off a great achievement when he crossed the finish line of the Dakar Rally in the Peruvian capital Lima on Sunday afternoon,” said SuperSport.com. “Driving a privately-funded and privately-built, two-wheel-drive buggy powered by a V8 Toyota engine, Corbett and co-driver Francois Jordaan conquered the world's longest and toughest motor race at their first attempt together, finishing a remarkable 24th overall after 13 special stages.”
"Words like 'relentless', 'gruelling', 'tough' and 'tenacity' take on a whole new meaning on the Dakar," said a delighted Corbett at the finish in the Plaza de Armas in Lima. "I've watched the Dakar Rally on television for many years and it's always been my dream to compete in this great race. It has been a privilege and an unforgettable experience. To finish the Dakar is an achievement all on its own, but to do so in our own car with our own support team is something of which I am immensely proud.

Century Racing: Breaking New Frontiers

Year End Newsletter 2010
The year 2010 was an intense experience and a landmark in our country’s colourful history. The 2010 Fifa Soccer World Cup stands out as the highlight of the year and with loud vuvuzela’s and colourful makarapa’s we have disproved sceptics who questioned our infrastructure and criticised our crime. We showcased our rich tapestry of cultures and displayed our country’s natural splendour. And we did it with passion - well done Mzanzi!
As we approach the well-earned builder’s holidays over the festive season, we would like to take the time to thank everybody for all their loyal support during this year. Many property developers were forced to face economic hardship by shutting their doors. Not only did Century Property Developments survive these trying times, but rather flourished within it - emerging with a market share that is stronger than ever! Record sales were achieved in Waterfall and numerous other developments were launched.

94.7 Cycle Challenge at Waterfall Country Estate
Congratulations to all the 94.7 cycle challenge finishers, especially those who had to contend with over 35 degree temperatures
on the final stretch. As one of South Africa's largest sporting events, Momentum 94.7 Cycle Challenge provides not only an enjoyable
event for the whole family but an elite bicycle race across the most bustling city in Africa. More than 25,000 cyclists entered
this grueling cycling event and Century Property Developments played hosts as Waterfall Country Estate was both the starting
and finishing venue. The new improved route for the race highlighted regenerated areas of the Jo'burg CBD. It offered a
challenging ride for serious cyclists and a visually entertaining and exciting route for the rest of the pack. Century has a long
standing relationship with the Cycle Challenge and has been sponsoring the finish venue since 2006.

Waterfall Lake is Now Complete
Touted to be larger than Emmarentia and established to host a myriad of non-motorised water sports, the Waterfall Lake is open
for business! Construction of this dam was no small feat and took months of careful planning. Our historical records show that
there was a dam on that site, but it's wall was either demolished or it failed somewhere in the 1950's. The new dam wall is much
larger and even carries a roadway. The planned clubhouse for Waterfall Valley will overlook the dam, allowing residence to remove
them self from the bustle of the outside world. These vistas over the large waterway will be seen from within the large gymnasium,
coffee shops and other gathering areas within the clubhouse. The dam is now full and a host of local birdlife has begun flocking
to the area.

Opening of Maxwell Drive Bridge
Said to be the largest of its kind in the southern hemisphere, the Maxwell Bridge was recently opened by 702's resident traffic and
technology guru Aki Anastasiou and Mark Corbett, CEO of Century Property Developments. The Maxwell Drive Bridge opened in
style on 27 October 2010 and the original bulldozer used for the groundbreaking ceremony was an obvious choice to lead the way
for this much-anticipated event. The significance of using the gargantuan bulldozer to open the aesthetically pleasing Maxwell
Bridge was simple. When breaking ground for the building of the bridge the mammoth machine became bogged down stalling the
initial ceremony. Retrieved from its bog and cleaned up for the day, the machine was driven by Aki Anastasiou (702 Talk Radio)
and three generations of Corbett's, who honked the horn as they drove it through the ceremonial tape for the first time. The bridge
crosses the Jukskei River to provide residents in Sunninghill and Midrand with a new main traffic collector.

Spring Classic Mountain Bike Race at Helderfontein Estate
Congratulations to everyone who participated in the Eqstra Spring Classic, hosted at Helderfontein Estate on 5 September 2010.
Century Property Developments was overwhelmed by the number of calls and emails with positive feedback and great comments.
This was the 15th Edition of the Eqstra Spring Classic and we welcomed 850 riders into what seemed more like summer than
spring, with temperatures reaching close to 30 degrees on the day. The challenging 45km route tested the best of the best, with
Renier Bellingham taking overall honours from defending champion Jock Green, in a time of 1:49:30, a scorching time for this
rather challenging 'Joburg' route. The ladies race was hotly contested by known favourites Sandra Prinsloo, Joke Hoffman and
Kirst Burrows, with Prinsloo taking the win rather convincingly in the end in 2:22:31, just over 7 minutes ahead of Hoffman.

Waterfall Manor Opens its Doors to Residents
Waterfall Manor has emerged from a haze of red construction dust. Beautiful Persian carpets now line marble passageways and
several large chandeliers, drizzled with crystals, hang from the vast ceilings. Thank you to all our residents, their friends and
family who joined us for the opulent high tea. All the rooms were commissioned and the facilities set in
place. Decadent treats varied from wine tasting, sushi, decadent deserts, strawberry daiquiris and even included custom made
tea. The formal lounge was converted into a tea parlour and this is where newly appointed food and beverage director, Philippe
Wagenfuhrer brewed individual teas according to each guest's personality. Residents also enjoyed the opportunity to sit back, in
the dappled sunlight of the newly planted trees, to observe the magnificent exterior elevations of Waterfall Manor.

After three weeks of careful planning and development, the in house Century Marketing Team has successfully completed the
task of upgrading the Century website. Since the upgrade went live in July of this year the site has enjoyed an average of over
600 000 hits a month with an impression view of approximately seven minutes, which are extremely impressive statistics for a
website of any form. We have also linked a system that is permanently connected to our sales records, meaning that prospects
can view stands that they are interested in and see if the stand is available and what they cost. This translates into the fact that if
a stand is sold, it immediately becomes unavailable on the website, or if a price increase is implemented, the stand reflects its
accurate price. This forward thinking has resulted in a cutting edge website that is easy to use and always contains up-to-date
and relevant information.

Waterfall CBD and Waterfall Hospital Update
The rights to 800,000sqm for the Waterfall CBD have finally been approved! The new development will be completed in different
phases over a period of 10 to 15 years and will commence in 2012. In the meantime the construction of the exciting lifestyle
centre offering a neighbourhood convenience centre, stand-alone depot stores and upmarket office suites will commence early
2011 with planned completion in 2012. The centre will be located on the Maxwell Kyalami side of the Waterfall Estate. These
components have been designed and will be constructed and leased by Atterbury, who are well-known for developments like
Clearwater Mall in Ruimsig Centurion Lake Mall in Centurion and the Brightwater Commons in Randburg. Building is going full steam ahead on the new Netcare Waterfall hospital with the exterior of the building already being completed.
With only the fittings and finishings to be finalised, the hospital's cosmetic completion has been earmarked for April 2011.

“Greening Midrand Campaign” – a New Initiative
A well known Cree Indian prophesy claims that: “Only after the last tree has been cut down, the last river been poisoned, and the
last fish caught – only then will you find that money cannot be eaten.” At Century Property Developments we have taken heed of
the environment and strive to keep our footprint on this planet to a minimum. Our research has shown that there is a wide
embrace of a green consciousness, but very little understanding amongst the general public of how to implement these strategies.
We at Century Property Developments decided to use Waterfall Country Estate and Village as a newsworthy platform to contribute
to efforts to 'greenify' our surrounds with particular focus on Midrand. This campaign consists of numerous components; Firstly
we have pledged to plant over a million trees in the Waterfall area. This is done with the principal that only indigenous planting
will be propagated. Already we have reached close to half of this target with our nurseries filled to capacity. Secondly we
encourage our purchasers to live more environmentally green lives on our estates. This is enforced by mandatory recycling,
passive climatic design of home dwellings, solar energy, gas reticulation and grey water recycling.

Royal Canin Dog Day at Waterfall Country Estate
Man's best friend was treated to a day in the countryside, all in aid of animal welfare. Waterfall Country Estate played host to over
7,000 eager dogs who took their owners on either a 2,5km or 10km walk. Demonstrations on taking care of your dogs, market
stalls and plenty of fun for the whole family was to be had on the sports field located at the future Waterfall School. All profits went
to the animal welfare society and the day was packed with demonstrations from various organisations.

Annual Waterfall Picnic
Sultry jazz music, gushing waterfalls and the perfect weather were some of the ingredients that made our riverside picnic a major success. On Saturday, 5 December 2009, purchasers of Waterfall Country Estate/Village shared a glimpse of their future lifestyle within the estate. Children were entertained by stilt walkers, face painters, candy floss and jumping castles whilst their parents dined in true picnic fashion. Each guest received a food hamper and blanket which they put to good use underneath the colossal branches of the ancient River Bushwillow trees that are common alongside the riverbanks. The cool sounds of the Jazz Assassins, a five piece old school jazz band, entertained guests with a playlist including old favourites such as Frank Sinatra and Michael Bublè. Comparing the CNBC International Property Awards with the Oscars is not such a far stretch. It is the most glamorous event on the international property and real estate calendar. Sponsored by Maseratti, the awards ceremony took place in the spectacular grand ballroom in the Marriott Hotel in Grosvenor Square, London. Waterfall Hills: JCC Golf Day
It is said that golf courses are the new outdoor boardrooms of our era. If this be true, members of the Country Club Johannesburg enjoyed an open-air seminar proudly presented by Waterfall Hills. With a field of over 170 participants and near perfect weather, this occasion was the perfect opportunity to enjoy an afternoon outside. Apart from the lavish gift bags that were distributed to all participants, members could win prizes worth well over R40,000.00. These included collector’s edition whiskies, spa treatments for him and her; professional golf equipment and even an all-inclusive two night stay at the magnificent Tintswalo Safari Lodge in the Manyaleti Game Reserve. Waterfall Country Estate Sales Open to the Public
Waterfall Country Estates' spectacular new sales office, located within the gatehouse building, was unveiled in fine fashion. During the course of the weekend, more than 500 investors and socialites turned up to witness the progress of construction and reserve their stands in South Africa’s most prestigious lifestyle development. Numerous new contracts were signed with a strong hype among friends and family as they debated positioning, sizing and orientation of their stands. Mouth-watering refreshments and scrumptious catering ensured that all guests had the stamina to drive out onto the vast site in order to get a better understanding of the monumental scale of this project. Riverside stands proved to be most popular, as they overlook the most scenic embankments of the Jukskei River. The gatehouse complex at Waterfall Country Estate hosted a glamorous event as the 2009 version of the 94.7 Cycle Challenge announced its new title sponsor - Momentum. Socialites and celebrities such as Francois Pienaar and Ravi Naidoo of 94.7 Highveld Stereo raved about the upmarket venue which is the new home of the event.
On 15 November 2009, the 13th edition of the 94.7 Cycle Challenge will commence with Momentum as the new title sponsor to this world-class event. After last year’s improvised finish venue, participants in this year’s event can look forward to the brand new, permanent infrastructure of the Gatehouse at Waterfall Country Estate, which will become the permanent home of the Cycle Challenge. “This year we have a spectacular finish with a stunning hospitality village, more than enough parking and perfectly level fields that are lush with green grass. Carlswald Meadows Open Day
Carlswald Meadows Estate is a family orientated environment, conducive to our unique South African climate. The public was invited to a fun-filled ‘Open Day’ with the entire development on display. Unlike the first version of this event, the day was categorized by clear skies and a warm winter’s afternoon. The Nomads were also treated to complimentary hand- and foot massages, presented by ‘Tintswalo at Waterfall’, which is our sister company of luxury boutique hotels. Waterfall Country Estate Site Progress Report
With the gatehouse complex nearing its completion, interest in Waterfall Country Estate is soaring. On a daily basis, prospective clients arrive to witness the construction of South Africa’s largest and most prestigious residential development. To match the high quality infrastructure that is currently being installed, the Jukskei River is benefitting from a rehabilitation project. Ian Fife, acclaimed property journalist from the Financial Mail, dubbed Waterfall City as “the land of dreams”. It is now almost 4 years later with concepts and ideals being turned into reality. Graeme Bunyard, chief horticulturalist for Century Property Developments, and his team of green fingered experts have been dedicating their time and expertise to the rehabilitation of the Jukskei River embankments. As this well-known river cascades and meanders through Waterfall Country Estate, it is vital to respect its unique ecology and to rehabilitate over 70 years of debris.
