Three generations living at Waterfall

Waterfall Hills and Waterfall Valley are widely considered to be the best retirement investment on the market. Situated between Sunninghill and Kyalami, these secure developments offer a variety of indoor and outdoor activities for the young at heart. In addition there is the reassurance of a comprehensive frail care centre. Facilities include a restaurant, pub, deli, movie theatre, bowls green, garden centre, arts-and-crafts room, indoor and outdoor swimming pools and two large gymnasiums.

These impressive facilities seemed like an obvious reason for nature enthusiast, Digby Eagle and his artist wife Jan, when it came to building their retirement lifestyle at Waterfall Valley. But it was actually the close proximity and convenience of having their children, son Guy and daughter-in-law Shelley with their two granddaughters - living across the river at Waterfall Country Estate - that convinced them to make their move. Digby also claims that he decided to relocate to Waterfall whilst they are still young enough to make use of all the amenities and he feels that his entire family have embraced the quality of life that Waterfall has on offer. Golden rules of residential investment

While shares and other market instruments may hog the headlines in the finance pages, the finite supply of good residential property and the opportunity to make a profit using a lender's money opens up the opportunity for substantial wealth creation.

But only if you stick to five important rules:

- Buck the market trend: buy when sentiment is down.
- Don't overstretch yourself.
- Buy in a recession-proof area.
- Acquire a second property when the rental income of the first is covering 100% of the costs.
- Lastly, aim to pay off the bond on each property within 10 years.

Location is most important. Picking a location that will lead to good price growth is easier said than done, but you can get someone to do the research for you. Beware that the market is fragmented - don't go with a...

Trustee training and next generations

The conduct of the trustees and the way the trust is managed are essential to the successful use of the trust. This notion has evolved over the years and it is clear from a range of court cases that these factors are becoming increasingly important when the trust is attacked under the “alter ego” principle.

Therefore one should not take-up appointment as trustee if you are not aware of the duties and responsibilities associated with being a trustee. These responsibilities and duties originate from the common law, the Trust Property Control Act 57 of 1988 and specific duties stipulated in the trust deed of the trust and entail a list of functions.

As not all trustees are legal experts or have the necessary knowledge and expertise needed to manage trusts, we have designed a program that focuses on equipping trustees with the necessary know-how. The program comprises a technical training component rooted in case law and principles of trust law as well as a practical component dealing with real issues that trustees encounter in practice. Each program is tweaked to suit the client’s specific training needs. It can also be extended to the next generation where adult children join the educational process and are trained on the basics of estate planning, the mechanics of trusts and how to start taking part in the decision making.

Building your own home - Part 2: Appointing an Architect
written by Roelf Nel

So you have bought the stand and looked through all the home & décor magazines to get pictures of what your dream house would look like. The first step is to appoint an architect to design your home.

Start by building a list of potential architectural professionals, which can be an architect, a senior architectural technologist, a technologist or a draughtsperson. Consult with your sales agent to find out about preferred professionals, look at projects in the development and establish who designed the houses or get recommendations from your friends and relatives.

Make sure everyone on your shortlist is registered with the South African Council for the Architectural Profession. They should have a valid Professional Indemnity Insurance policy in place which will cover all aspects of their design work for your project. Once you’ve decided on an architect he must set out the terms of appointment in a written agreement.

Waterfall Country Estate/Village progress update

Waterfall remains one of the most popular developments within the Century stable, says sales executive Dan Brown. “From what we are seeing, people are beginning to appreciate the benefits and convenience of secure, estate lifestyle which we at Century Property Developments have been pioneering for several years now,” adds Brown. “People are not just buying a home, they are buying a lifestyle that is safe, family-based, and offers an abundance of activities and lifestyle choices with a strong green focus.”

With over 44 homes complete and 150 currently under construction, the estate is a hive of building activity as homeowners see their dreams becoming reality. “The embrace and use of natural products on these houses has been phenomenal”, says Michael Bishop, Principle Architect for Century Property Developments. “The variety and quality of finishes is a true reflection of the visual language we had originally envisaged for the development” states Bishop.

There are many outstanding examples of houses suited to our Highveld conditions, where homes blend seamlessly into their environments and fully utilise the unique climate and new technologies in order to reduce energy waste and consumption.

Featured Architect; Derick Britz of Studious Architects

We sat down with this industry leader recently to discuss his latest creations and give us an insight into the design and aesthetic principals that are unique to the South African environment. Waterfall Country Estate is Derick Britz's latest blank canvas where his talents are showcased in spectacular results.

Describe your architectural style and where you get your inspiration from?

No architect can shake his past like dust from his boots; where he was born and played as a child, philosophies at university, travelling, cultures and buildings he has seen. All this translates into a language that merges into ideas that become buildings. My architecture needs to be truthful to its time and context – Highveld Vernacular (a style of architecture and materials that is suited to the highveld climate) is what I focus on.

Building your own home - Part 1: Managing the Risk
written by Roelf Nel

As many know (and some do not know, hence this article), the NHBRC (The National Home Builders Registration Council), as a regulating body, offers no real protection for the home owner against a builder in the event of a contractual dispute that doesn’t involve the superstructure of the house in question.

By using an architect and builder from Century's preferred architect and builder list you are greatly reducing this risk as Century stands over their preferred architects and builders, ready to stand in and mediate or inspect if needed. The fact is unless you accurately manage your building contract attempts to pursue a dispute in arbitration or court proceedings are commonly more costly than just "writing off one's claim". The NHBRC only indemnifies the home owner in the event that there is a structural problem with the foundation, walls or roof (the “superstructure”)...

Bargains in the Bunkers

The Gauteng-based developer last bought land in 2006. Back then, managing director Mark Corbett knew the market was heading for a crash, which would present bargain buying opportunities for patient investors with cash. Recently, Corbett acquired three of Investec's bankrupt golf estates, including the Ernie Els-designed Highland Gate Golf & Trout Estate in Dullstroom, Le Grand in George and The Hills in Pretoria. He also bought the Blue Hills Estate in Midrand.

The three semi-completed developments taken off Investec's hands are part of a portfolio of at least 10 struggling golf estates financed by the investment bank during the boom days.

Corbett's entry into the ailing golf estate market at a time when few other developers - if any - have the appetite for large, capital-intensive residential projects has raised a few eyebrows. But Corbett believes he can turn a decent profit on investment within two or three years. "The property market is cyclical and will boom again."

It's happening at Helderfontein Estate!

As most visitors are spellbound by Helderfontein Estate's natural splendour, it is easy to miss the construction and progress that has been taking place over the last couple of months. Even to our "regulars" it may come as a complete shock to realise that many landowners have commenced, and some almost completed, their dream homes within the estate. It almost seems as if this has been taking place under the radar, as one does not notice construction behind green shade-cloth boundaries (especially when side-tracked by the beautiful private nature reserve within the estate).

Century Property Developments' aesthetics committee has been inundated with new submissions of exciting house designs that will be breaking ground within the next month or so. As highlighted in the marketing brochure, Helderfontein Estate offers its residents secure, upmarket country living in the northern suburbs of Johannesburg. This will be coupled with facilities such as a well-appointed country clubhouse - consisting of a restaurant, comprehensive gym, indoor children's entertainment areas, sporting facilities as well as a host of other estate features.

With the current upgrade of William Nicol well under way, residents will benefit from better traffic flow on the dual carriage way leading in and out of Fourways. For those wanting to travel to the Kyalami or Sunninghill areas, a second impressive gatehouse will give residents convenient access to Main Road, adjacent to Leeuwkop. Construction on this gatehouse will commence shortly. As Helderfontein Estate is still in the "early stages of development", pricing and availability is still very attractive - even though 52% of the stands are sold. This will soon change as the estate is developed and completed. Forecasted improvement in property values, buying trends and a brighter 2012 outlook, shows this to be the ideal time to secure your dream property. After all, it really is happening at Helderfontein Estate!

We invite you to visit the estate for a guided site tour. Contact Nick on 082 941 0211 or Pedro on 082 371 7613.

Property market has started to turn

After a nearly four year slump that commenced with the financial crisis of 2008, segments of the residential property market are starting to show signs of recovery. In fact, there were already early warning signs of a recovery in certain segments of the residential property market in 2011. For example, the number and value of building plans approved towards the end of last year was well up on the previous year. So, too, was the number of new residential units completed. While the majority of these units were in the affordable segment of the market, our experience also shows a steady drift by buyers towards secure, lifestyle estates.

Plans approved for residential development up 2,2% in the third quarter of 2011 over the same quarter in 2010. Completion of new residential units countrywide increased 6,9% in the third quarter of 2011, with Gauteng – underlining its dominance as the economic engine of the sub-continent – accounting for a disproportionate amount of these units.

There is no doubt that the four year slump in the residential market was aggravated by the 2008 financial crisis and the subsequent tightening in lending policies by the banks. Many consumers still suffer from adverse credit ratings which throttles their access to the credit markets, but there are signs that the banks are relaxing their lending criteria which should allow for a modest increase in mortgage lending growth in 2012.

Save money and reduce your carbon output

Switching to gas as a source of energy for heating and cooking is one such option. Not only does this reduce your reliance on the electricity grid – which is increasingly vulnerable to outages – but it will also translate into substantial cost savings. Using LP (liquid petroleum) Gas for your heating and cooking requirements takes care of roughly 60% of your energy usage.

let's take a look at some other steps you can take to improve energy consumption. Obviously, if you are designing a new house, you have far greater flexibility in optimising energy conservation, using a system known as reverse mass consumption, for example. This is where you place heavy, solid construction in the centre of the home, and position the lighter, well-insulated construction at the outer parts of the home. The sun heats up the solid, central core during the day, allowing this latent heat to radiate into the rest of the home at night, when it is kept inside by the insulated outer shell.

Century Property Development sales executive, Dan Brown, says the estate is expected to sell out even faster than its sister development, Waterfall Hills, which was similarly targeted a the mature lifestyle market. “We sold out Waterfall Hills in 18 months in the teeth of the property recession, and all indications are that we will match or even beat that performance at Waterfall Valley,” he says. “We were particularly encouraged by the high rate of sales in January 2012, which leads us to believe there is a definite turn in the property market.”

Return of Century Racing's Dakar heroes

Mark Corbett (CEO of Century Property Developments) and Francois Jordaan were greeted by hundreds of supporters and several news crews as they arrived back at Johannesburg's OR Tambo Airport on 17 January from their successful completion of the 2012 Dakar Rally in South America.

The Century Racing Team achieved a remarkable 24th placing overall, and second in class.

Watch the impressive welcome of the Century Racing team at OR Tambo airport

The 2012 Dakar Rally started in the Argentine seaside resort of Mar del Plata on the Atlantic coast of South America on January 1 and finished almost 9 000 km later in the Peruvian capital Lima on the Pacific coast on January 15. The rally comprised five racing special stages in Argentina, a crossing of the Andes Mountains, five stages in Chile (including a crossing of the Atacama Desert) before a rest day on January 8 in the Chilean town of Copiapo. Then, for the first time, the rally entered Peru for four stages and a ceremonial finish.

Watch the Century Racing 2012 Dakar experience

“Mark Corbett pulled off a great achievement when he crossed the finish line of the Dakar Rally in the Peruvian capital Lima on Sunday afternoon,” said SuperSport.com. “Driving a privately-funded and privately-built, two-wheel-drive buggy powered by a V8 Toyota engine, Corbett and co-driver Francois Jordaan conquered the world's longest and toughest motor race at their first attempt together, finishing a remarkable 24th overall after 13 special stages.”

"Words like 'relentless', 'gruelling', 'tough' and 'tenacity' take on a whole new meaning on the Dakar," said a delighted Corbett at the finish in the Plaza de Armas in Lima. "I've watched the Dakar Rally on television for many years and it's always been my dream to compete in this great race. It has been a privilege and an unforgettable experience. To finish the Dakar is an achievement all on its own, but to do so in our own car with our own support team is something of which I am immensely proud.

Year End Newsletter 2010

The year 2010 was an intense experience and a landmark in our country’s colourful history. The 2010 Fifa Soccer World Cup stands out as the highlight of the year and with loud vuvuzela’s and colourful makarapa’s we have disproved sceptics who questioned our infrastructure and criticised our crime. We showcased our rich tapestry of cultures and displayed our country’s natural splendour. And we did it with passion - well done Mzanzi!

As we approach the well-earned builder’s holidays over the festive season, we would like to take the time to thank everybody for all their loyal support during this year. Many property developers were forced to face economic hardship by shutting their doors. Not only did Century Property Developments survive these trying times, but rather flourished within it - emerging with a market share that is stronger than ever! Record sales were achieved in Waterfall and numerous other developments were launched. Please feel free to take the time to read our year-end newsletter, knowing that we will be back next year with even bigger and more-ambitious projects.

Christmas Donations Delivered to Charity in Midrand

Roaring in on a Harley Davison and followed by a team of elves, is how the Century Property Development's Santa delighted and enthralled the children of the New Jerusalem Children's home in Midrand this December. Laden with gifts collected by the staff and residents of the myriad of Century's developments, the elves were kept busy handing out presents to the youngsters who's lives have all been affected by the dreaded HIV AIDS pandemic. “Family, love and respect are the very values that we at Century try and promote not only in our company, but our residents and in our community as well,” says Dan Brown, sales executive at Century and honorary Santa.

Waterfall Lake is Now Complete

Touted to be larger than Emmarentia and established to host a myriad of non-motorised water sports, the Waterfall Lake is open for business! Construction of this dam was no small feat and took months of careful planning. Our historical records show that there was a dam on that site, but it's wall was either demolished or it failed somewhere in the 1950's. The new dam wall is much larger and even carries a roadway. The planned clubhouse for Waterfall Valley will overlook the dam, allowing residence to remove them self from the bustle of the outside world. These vistas over the large waterway will be seen from within the large gymnasium, coffee shops and other gathering areas within the clubhouse. The dam is now full and a host of local birdlife has begun flocking to the area.

Waterfall Country Estate/Village Clubhouse and Facilities

Set to become a real landmark in the Midrand area, the clubhouse at Waterfall Country Estate/Village is arguably the most ambitious architectural structure that Century has ever conceptualised. Many prospects and purchasers have commented in absolute awe when observing the colossal gatehouse at Waterfall Country Estate for the first time. But we believe that it is the main clubhouse that will be the development s real pièce de résistance. It will feature the same architectural vernacular which translates into tons of exposed glass, wood, metal and of course stonework. This 3500sqm curved building will literally interact with its direct surrounds as it is cut into the hillside. The roof will blend seamlessly with the landscaping as it will have the same indigenous grasses growing on it.

Opening of Maxwell Drive Bridge

Said to be the largest of its kind in the southern hemisphere, the Maxwell Bridge was recently opened by 702's resident traffic and technology guru Aki Anastasiou and Mark Corbett, CEO of Century Property Developments. The Maxwell Drive Bridge opened in style on 27 October 2010 and the original bulldozer used for the groundbreaking ceremony was an obvious choice to lead the way for this much-anticipated event. The significance of using the gargantuan bulldozer to open the aesthetically pleasing Maxwell Bridge was simple. When breaking ground for the building of the bridge the mammoth machine became bogged down stalling the initial ceremony. Retrieved from its bog and cleaned up for the day, the machine was driven by Aki Anastasiou (702 Talk Radio) and three generations of Corbett's, who honked the horn as they drove it through the ceremonial tape for the first time. The bridge crosses the Jukskei River to provide residents in Sunninghill and Midrand with a new main traffic collector.

Since the upgrade went live in July of this year the site has enjoyed an average of over 600 000 hits a month with an impression view of approximately seven minutes, which are extremely impressive statistics for a website of any form. We have also linked a system that is permanently connected to our sales records, meaning that prospects can view stands that they are interested in and see if the stand is available and what they cost. This translates into the fact that if a stand is sold, it immediately becomes unavailable on the website, or if a price increase is implemented, the stand reflects its accurate price. This forward thinking has resulted in a cutting edge website that is easy to use and always contains up-to-date and relevant information.

“Greening Midrand Campaign” – a New Initiative

A well known Cree Indian prophesy claims that: “Only after the last tree has been cut down, the last river been poisoned, and the last fish caught – only then will you find that money cannot be eaten.” At Century Property Developments we have taken heed of the environment and strive to keep our footprint on this planet to a minimum. Our research has shown that there is a wide embrace of a green consciousness, but very little understanding amongst the general public of how to implement these strategies. We at Century Property Developments decided to use Waterfall Country Estate and Village as a newsworthy platform to contribute to efforts to 'greenify' our surrounds with particular focus on Midrand. This campaign consists of numerous components; Firstly we have pledged to plant over a million trees in the Waterfall area. This is done with the principal that only indigenous planting will be propagated. Already we have reached close to half of this target with our nurseries filled to capacity. Secondly we encourage our purchasers to live more environmentally green lives on our estates. This is enforced by mandatory recycling, passive climatic design of home dwellings, solar energy, gas reticulation and grey water recycling.

Waterfall Country Estate Sales Open to the Public

Waterfall Country Estates' spectacular new sales office, located within the gatehouse building, was unveiled in fine fashion. During the course of the weekend, more than 500 investors and socialites turned up to witness the progress of construction and reserve their stands in South Africa’s most prestigious lifestyle development. Numerous new contracts were signed with a strong hype among friends and family as they debated positioning, sizing and orientation of their stands. Mouth-watering refreshments and scrumptious catering ensured that all guests had the stamina to drive out onto the vast site in order to get a better understanding of the monumental scale of this project. Riverside stands proved to be most popular, as they overlook the most scenic embankments of the Jukskei River. Sales consultants for Century Property Developments enjoyed spending time with prospects and new purchasers, as they went over the variety of facilities that will be on offer at the estate. “This product just about sells itself” said Geoff O’Connell, Sales Manager for Century Property Developments. “I am yet to take a person onto this site that is not absolutely blown away by the natural splendour of the estate. Our commitment to rehabilitate the riverbanks and preserve the greenbelts is really a major drawing card”. The estate is now officially on-show in the new sales office which is located in the main gatehouse building. Feel free to join us between 10h00 until 17h30 for a complimentary cappuccino and chocolate muffin as we discuss the site for your potential new dream home.

Socialites and celebrities such as Francois Pienaar and Ravi Naidoo of 94.7 Highveld Stereo raved about the upmarket venue which is the new home of the event.

On 15 November 2009, the 13th edition of the 94.7 Cycle Challenge will commence with Momentum as the new title sponsor to this world-class event. After last year’s improvised finish venue, participants in this year’s event can look forward to the brand new, permanent infrastructure of the Gatehouse at Waterfall Country Estate, which will become the permanent home of the Cycle Challenge. “This year we have a spectacular finish with a stunning hospitality village, more than enough parking and perfectly level fields that are lush with green grass. A big thanks must go out to Mark Corbett and Century Property Developments for the hard work that they have put in to accommodate the finish. We are delighted and I am sure the riders will also be happy with the new venue,” said Tanya Harford, Race Director.

Waterfall Country Estate Site Progress Report

With the gatehouse complex nearing its completion, interest in Waterfall Country Estate is soaring. On a daily basis, prospective clients arrive to witness the construction of South Africa’s largest and most prestigious residential development. To match the high quality infrastructure that is currently being installed, the Jukskei River is benefitting from a rehabilitation project. Ian Fife, acclaimed property journalist from the Financial Mail, dubbed Waterfall City as “the land of dreams”. It is now almost 4 years later with concepts and ideals being turned into reality. Graeme Bunyard, chief horticulturalist for Century Property Developments, and his team of green fingered experts have been dedicating their time and expertise to the rehabilitation of the Jukskei River embankments. As this well-known river cascades and meanders through Waterfall Country Estate, it is vital to respect its unique ecology and to rehabilitate over 70 years of debris. Since the embankments have been cleared of plastic and other rubble, we have witnessed the return of many bird species and small riverside animals.
